León is a mid-sized city, with a population of 1.9million. It is also one of the most environmentally-friendly cities in Mexico, with a high number of commuter cyclists.
The project is located to the north-western edge of the city. The site comprehends a total of 113 hectares broken into 4 blocks owned by an important local developer. The consolidation of the automotive industry in the region over the past decade has led to its continued economic prosperity. This in turn has resulted in increased demand for residential accommodation and new educational institutions and commercial and recreational facilities in the city. The site's size and prominence at the more affluent northern half of the city make it suitable to serve as a new urban subcenter. The masterplan is devised as the client's long-term economic strategy for the site, a flexible, adaptable and even opportunistic development multitool.
Reading the urban context we could establish the availability of ample vehicular access, abundant public transportation routes arriving at the site, as well as patterns of pedestrian and bicycle flows that cross the site interconnecting disparate comercial, educational and transportation nodes. The strategy is composed of 3 mixed-use urban clusters, each with a distinct identity, to be developed by the client, in sequence, over time. A green armature was traced over the site to choreograph local movement and direct development interconnecting the clusters. Accessory plots outside the defined clusters could be sold, leased or used as collateral by the client in order to help finance the development of the clusters.
